Terms and Conditions
  • Welcome to the scotlandflats website, which is owned and run by Uwe Laser, 3 Piershill Square West, Edinburgh EH8 7AZ.
    By using our Site you are confirming that you accept and agree to be bound by the Terms.
    Interpretation:

    In the following terms and conditions the "Advertiser" shall mean Scotlandflats acting as the advertisers on behalf of "The owner" in letting to "The Guests" shall mean the holidaymaker i.e.: the person who makes the booking and the other members of visiting group. "The website" shall mean Scotlandflats.


  • If we update or modify the Terms at any time, the changes will be posted on the Site and will take effect from the date of posting. If you have any questions or comments about the Terms, or any aspect of the Site, then please contact us.

  • These terms of business shall be governed and construed in accordance with the law of Scotland. The agreement will be subject to the exclusive jurisdiction of the courts of Scotland.

  • If any term of this agreement if found to be invalid, illegal, unlawful or unenforceable, it shall not affect the enforceability of any of the remaining terms.

  • Hyperlinks: This Site may contain hyperlinks to third party websites. These links are suggested for information only and this does not imply our endorsement of views, statements or information contained in such websites. We do not accept any liability for any information contained on any external site.


  • The Guests:

  • The advertiser acts as an agent which arranges bookings and sometimes manages apartments on behalf of Owners. When you confirm your booking of the Apartment you will be entering into a contract with the Owner for a short-term let and The contract will be subject to the accommodations provider's terms and we will arrange for the terms to be provided to you on request.

  • All apartment information and descriptions are supplied by the owners of the flats featured. Whilst Scotlandflats does its utmost to maintain accuracy and to check details wherever possible Scotlandflats cannot be held liable for any errors or omissions that may arise, or be responsible or liable for any negligence in relation to information on or accessible from this website. exc Scotlandflats excludes all warranties, expressed or implied relating to this website. Scotlandflats shall not be liable for any loss or damage suffered as the result of the use of this website Scotlandflats acccept no responsibility for the content or material found on external links that we may provide from time to time.

  • We do not accept responsibility for the condition of the accommodation, but if should you be unhappy with the standard of accommodation and notify us of this fact immediatelly, we may, at our sole discretion, seek to rectify this matter on the Owners behalf or, where this is not possible, seek to agree a refund or discount of the Price payable for the Booking between you and the Owner. This includes, but is not limited to, any implied warranty that the information it contains is accurate or up-to-date or is suitable for any particular purpose.

  • All rates are per apartment (NOT per person)
  • All rates are inclusive of VAT as applicable and services.

  • When you make a reservation through Scotlandflats the rates that you see on the website at the time you make the booking are the rates that we will apply and confirm to you. If there are any changes, we will contact you first to discuss this, before arranging a reservation for you.

  • The tariff for your accommodation shall be the tariff which is confirmed by the accommodation provider at the time the contract is concluded.

  • After you make a reservation via e-mail, we will check with the owners and as soon as possible confirm your booking. You will then need to pay the deposit (usually send a cheque or bank transfer).
  • After we receive the deposit you will get full booking details: a street map showing the apartment's location, address and details how and where to pick up keys so you'll have all the information you need.

  • If you fail to arrive at the apartment on your intended date of arrival without prior cancellation within the specified period, the apartment is entitled to charge you the full amount. Should through some unforseen circumstances the Apartment suddenly not be available on the dates booked by you we will notify you as soon as reasonably possible and try to arrange equivalent alternative accommodation.

  • Guests are advised to take out relevant holiday let insurance to cover them.

  • The Owner:

  • The property owner must honour all bookings. Bookings are confirmed by the owner via telephone or e mail. Once the appartment has been booked, the owner must not accept any other bookings for the same period.

  • If for any reasons the accommodation is no longer available or a double booking has occurred then the owner shall inform Scotlandflats and the guests as soon as possible and is then responsible for offering alternative accomodation of similar or higher quality. Scotlandflats will be entitled to charge the owner the agency fee.

  • In some cases the owner might not be able to offer suitable accomodation,ll in such cases try to find something of similar or even higher quality that is suitable for the client. The owner shall in such circumstances be liable for the costs for this new accomodation. Scotlandflats can not be held liable by the owner or the guests.
  • If the guest is not satisfied with the accomodation we would expect the guests to discuss this with the owner. If the guest feel they want us to get involved we will try and mediate. If the accomodation is unaccceptable to the guests and they inform us of this within one hour of arrival we will try to source alternative accomodation, if this accommodation is not accepted then Scotlandflats reserves the right to retain any booking fee that the guest has already paid. In some circumstances it may be necessary for the Scotlandflats to charge the property owner for the full cost of the new accommodation.

  • If the Owner enters an incorrect rate as the total charge and confirmation is made then this will be deemed to be the Owners mistake and the conditions above will apply.

  • The property must be furnished and contain bed linen, kitchen equipment, cooking facilities, bathrooms and all basic equipment

  • It is the owner's responsibility to be contactable by the guest on the day of the guest's arrival on the telephone numbers they have provided Scotlandflats. If guests are unable to gain access to the property on the day of arrival we will try to contact the owner on the guests behalf. If The Advertiser is not able to contact the owner on the contact numbers provided, and The Advertiser decides that the guest has been waiting for an unacceptable length of time, then The Advertiser reserves the right to offer the guest alternative accommodation. The property owner will be due the commission amount that the guest has already paid to The Advertiser + 30% charge for the extra work that has been carried out by the Advertiser. The Property owner should also refund any monies that the guest has paid them directly.
